Context
With its striking building form and shimmering copper-coloured metal façade, Beaubourg clearly stands out from the rather sober architectural language of its surroundings. The new office building was commissioned by its current user in May 2019. Thanks to consciously chosen control measures, the project was completed successfully and on schedule.
First, BELVEDERE Architecture assisted the new developer in analysing and optimising the existing project. The greatest added value we provided for our client in this project, both architecturally and functionally as well as financially, was the closure of the existing outdoor atrium. This optimisation of the project resulted in an additional 500 m² of usable space. In addition, the service and accessibility of the different office platforms was improved while reducing the traffic area. The glazed reception area has also made it possible to reclassify the entrance to the building, increasing the coherence of the project and the architectural quality of the building.
In a further step, BELVEDERE Architecture's project management department monitored the construction project in close collaboration with the project manager and the project owner to ensure that the budget, schedules and quality of the work were all met.
To further optimise the project team's collaboration in the realisation of Beaubourg and to limit construction time and costs, BELVEDERE proposed the BAUTEAM cooperation model. Here, design and construction are seen as a partnership process with the common goal of economical and high-quality architecture. This makes it possible to build faster and more cost-effectively. The aim here is the early cooperation of all parties involved in the project and the inclusion of the construction industry's expertise already in the planning phase. To ensure that all parties involved in a project are on an equal footing, the social and interactive process is crucial in addition to the technical process. This results in a cross-trade optimisation potential that not only reduces costs but also provides a high degree of cost and planning security at an early stage. An undisturbed construction process means better profitability for all involved.
